You can see in the following graphs what has happened to area home prices, the supply of homes vs the demand and the inventory of homes available with average days on market.

If you are planning to purchase a home, this may be an excellent time. Looking at the trend line, prices may move lower.  But how much is the real question.  And if mortgage money starts to get tight or lending requirements become less flexible, increased mortgage interest may more than eat up potential price declines.  Who really knows?  Unless the United States ceases to exist as we know it, home prices will increase again.  And the Case-Shiller index indicates that the deeper and steeper the decline, the sharper the rebound.  Look at the chart, find a previous deep decline and notice the rebound.  The turn around is, and will be, fast and steep
